1. Get pre-approved with a lender who does renovation loans

2. Figure out your “must have” requirements
It would be helpful if you could complete this brief questionnaire, so that we may understand how much and what types of space you need, how it needs to be arranged and what your design sensibilities are. It will take 5-10 minutes of your time and will help us locate your ideal property that much faster.
3. Hire a realtor and begin your home search
I have worked with many Realtors in the Tampa Bay area. If you don’t have the right Realtor, it can make your home search very difficult. I can help you determine which Realtor might be a good fit for you, if you don’t already have someone you prefer.
4. Select two homes and call She Builds to survey the properties
Why two, you ask? Because it is important not to put all your eggs in one basket. It’s always good to know you have other options when you are negotiating anything. Everyone wants to get a good deal. If you are not emotionally attached to one house, you will make a smart investment. Even if you are attached to one house over another, you may change your mind after we show you the design possibilities and cost to renovate. Regardless, you should explore your options so you can make a wise decision.
5. Select a home and negotiate a good deal
After reviewing the design plans, costs and timelines involved, you will have to make a decision and make an offer on a house. The renovation budget is dependent on how much you spent to purchase the home. For example: Loan Qualification = $250,000
Purchase Price = $200,000
Renovation Budget = $50,000
If you end up paying a little more than we planned, we will tweak things to make it work within the total budget.
